Properties has become recognised in St.Andrews as one of the main
providers of quality accommodation for the student rental market.
Most of our properties are centrally situated in the heart of
St.Andrews. We provide a professional service to our students
guiding them through living in rented property, often for the
first time. Care is taken to explain the legal responsibilities
that they are entering into, inventories are meticulously checked
and agreed, breakage deposits are held securely on behalf of tenants, and maintenance problems are dealt
with quickly and efficiently. Annual safety checks are done on
all gas appliances, and three yearly checks done on electrical
appliances. Fire extinguishers and fire blankets are provided
in all of our student rental properties. We are carrying out a
programme of installing carbon monoxide detectors in properties,
where it is deemed necessary. Where more than two unrelated persons
occupy the subjects, HMO licences have been, or, are being applied
for, thus ensuring a safe and secure environment for our student
tenants. As such there is a very high demand for our properties.

Our policy is to offer properties to existing tenants, for subsequent academic years, providing the tenancy has run smoothly. We expect our current tenant’s plans to be made clear by the end of the Christmas Vacation. We will then consider applications for properties from other persons, through an application and reference procedure. Application forms can be e-mailed to the group administrator for print out and completion. All applications, along with two references, should be submitted to the office. A reference from your current, or latest landlord is preferred. Groups should be precise in number and choice of size of property and should indicate this on their portfolio. If your application is successful, your group administrator will be provided with a list of suitable properties for you to view. Your intentions should then be noted to the office and the group will be called for interview.
We hope this system will avoid the need to queue for properties.
Our policy is to offer an interview to up to a maximum of three groups per property. Should we feel it necessary we will interview all three groups and a decision made quickly thereafter.
If you are successful:
Breakage deposits, equivalent to one months rent, should be
paid at time of signing the contractual lease. A copy of the
lease will be issued to the elected administrator of the group.
Tenants are expected to contact the office well in advance
of their arrival to arrange a mutually convenient time to meet
at the property and carry out the checking in procedure.
Keys will be provided for each tenant at this stage. Utility
readings are taken and tenants should provide these to the appropriate
utility provider. Telephone lines must be taken over to, at
least, receive incoming calls and contact emergency services.
By contacting B.T. one week in advance of your contract commencing
service will remain uninterrupted.
