our property letting service we provide a comprehensive management/maintenance
service covering all aspects of property management. This service
can be provided to existing clients as well as to new clients
wishing to use any individual service. A brief description of
the services offered are as follows but should you require further

2.1 PROPERTY SEARCH
(Matching new owners with properties)
We will search the local market to find properties that meet your
personal requirements. We will provide detailed reports and recommendations
on everything available that meets your stated requirements with
facts and opinions covering much more than the property description
provided by the Estate Agents/sellers. We can arrange for digital
photos to be taken and emailed to you and where possible we will
arrange co-ordinated viewings to minimise wasted time .
2.2 PROPERTY SALES
(Matching properties with new owners)
We will undertake the "Estate Agent" aspects of property
sales. We will inspect the property, produce detailed descriptions
and agree an "offers over" price with the client
We often are aware of potential purchasers of quality properties
and where possible will quickly match these with sellers. We
will advertise properties for sale in our office and on our
web pages. We will arrange local press adverts as agreed with
the client and organise viewings, accompanied where required.
2.3 LICENCING OF HOUSES
IN MULTIPLE OCCPATION
Recent legislation requires owners of house/premises where there
are more than 2 persons living together who are not members
of the same family, to apply for and hold a valid licence. We
will arrange an initial inspection of the premises and provide
a report detailing the work likely to be required to achieve
a successful application.
We are able to organise and supervise all works required (including
completion of the application forms etc) to meet the standards
and achieve a licence.
2.4 PROJECT MANAGEMENT
The need to employ several different tradesmen to undertake
various maintenance or upgrading of properties is a daunting
task for many people. We can Project Manage the entire project
from agreeing the work required, recommending reputable local
tradesmen, achieving quotations through to co-ordinating the
various trades.
We will also deal with insurance claims that require building
works and properties which have been let to students and require
upgrading before further lets.
2.5 MANAGEMENT OF VACANT
ROPERTY
Insurance companies are increasingly raising premiums for non-occupied
(and infrequently-visited) premises or offering reduced premiums
when it can be shown that the premises are visited/ inspected
regularly. For owners of properties which are to be vacant for
any length of time we will provide personally tailored levels
of management service. We will visit at any agreed frequency.
We can arrange to forward mail, pay utility bills, maintain
gardens and grounds etc.
For shorter term absences the provision of "house-sitters"
can also be accommodated.
2.6 PROPERTY FACTORING
We can offer a full factoring service for the many properties
in the area which have communal areas and thus require factoring.
